To register for land tax, you will need a Client ID and Correspondence ID. These are located in the top right-hand corner of your land tax notice of assessment or correspondence from us.
Updating your land tax details constitutes registering for land tax.
If you are registering as a company or trust, the pre-registration process cannot be completed online. Please contact us on 1300 139 816 during business hours to obtain your Client ID and Correspondence ID to login to our online services.

If you have previously been assessed for land tax but do not know your Client ID or Correspondence ID, please contact us on 1300 139 816 during business hours.
If you do not have a client ID or correspondence ID
If you haven't received a letter or notice of assessment with your client ID and correspondence ID, follow the steps outlined below to pre-register.
To pre-register you require a MyServiceNSW account or you can create an account if you do not already have one. You will need to provide the following:
name and date of birth
contact details
details of the land you own
Upon completion of the pre-registration form, you will receive your Client ID and Correspondence ID. This will allow you to register online for land tax by ‘updating your land tax details’ via the land tax online services through your MyServiceNSW Account.
If your pre-registration requires further review, you will be contacted by Revenue NSW within 2 business days.
If you have a liability, a notice of assessment will be issued to you each year.
You need to submit a separate pre-registration form for each landowner. Once you have completed the pre-registration form you will receive a Client ID and Correspondence ID within two business days which will allow you to register online for land tax.
If you have your Client ID and Correspondence ID
You can register for land tax online through your MyServiceNSW Account by following the steps.
Access your MyServiceNSW Account
Select the ‘Manage your land tax’ link below
On the Service NSW website, select ‘Manage online’.
Login to your MyServiceNSW Account or create an account if you don’t already have one.
Update your personal and property ownership information. Including applying for exemptions or concessions and upload supporting documentation.
Proceed to review, then add the settlement date in the required field at the bottom of the page. Note: Enter the settlement date, not the sold date.
Review changes and select 'Submit'.
Note: If you do not need to update your personal or land details, put your request in writing and follow the steps under 'upload supporting documents'.
Select 'Payments' in the navigation bar, then 'Manage Payments', then 'Make a payment'.
Choose from the options available:
Pay in full to receive 0.5% discount before the due date.
Pay over 3 months.
Pay over 6 months
Pay over 9 months
Select your preferred payment frequency (fortnightly or monthly)
Accept the plan
Select your payment method (Direct Debit, BPay, Credit Card).
If direct debit is selected:
Update/review existing bank details, or add new bank details
Review and accept the direct debit terms and conditions
Schedule the payment
Note: if you set up a 3 or 6 month plan and require more time to pay, you may increase the duration of your plan at any time as long as your payment are up to date. You can do this via the ‘manage payment’ option through your MyServiceNSW Account.
Quick pay is still available without the need to login.
Note: If your circumstances change, resulting in a reassessment, your payment plan and direct debit will be cancelled. You can manage your payment options via your MyServiceNSW Account.
You must register for land tax if the value of all your taxable land is above the land tax threshold, even if you haven't received a notice of assessment.
To register, you will need a client ID and correspondence ID. These are located in the top right hand corner of your land tax assessment notice or correspondence from us.
You may need to pre-register if you have not received an assessment notice or correspondence containing these details, however if you have been previously assessed for land tax please contact us to obtain your client ID and correspondence ID.
All you need is an email and password to register.
Proof of Identity documents are not required (e.g. passport, license, birth certificate, etc).
If you are a tax agent or third party accessing a client's land tax, it is recommended you create a MyServiceNSW account using your company/business details.
Yes, you can still make a Quick payment, however by logging into a MyServiceNSW Account all your payment options will be displayed as well as your outstanding balance.
A customer can easily switch between accounts (multiple clients, individual or partnerships) by using the ‘switch account’ option that will be available to you once you are signed into a client account. The 'switch account' will log you out of the current client account and give you the opportunity to log into another client account using their client ID and correspondence ID.
It is recommended you use a business account to manage your multiple clients, you can create a new account or use an existing one.
It is recommended you sign in with a business or company MyServiceNSW account (or newly created one).
Note: This is to help separate your personal MyServiceNSW Account from business.
After entering the client ID and correspondence ID to sign into the account you will be prompted to enter your details. It is recommended you use your business contact details in case Revenue NSW is required to contact you.
Note: To successfully add the land tax service to your chosen MyServiceNSW Account you will need to input a valid client ID and correspondence ID. You can then easily switch between client accounts by using the ‘switch account’ option available once you are signed into a client account.
No, you cannot add a client account to your own MyServiceNSW Account. You will need to select the land tax service each time you need to access your client's account. You will need their client ID and correspondence ID to log into their account each time.
Note: To successfully add the land tax service to your MyServiceNSW Account you will need to input a valid client ID and correspondence ID.
No, customers (individuals, partnerships, trusts, companies etc) or third parties (tax agents, accountants, authority to act) will still need to log into their MyServiceNSW Account, select their land tax tile and enter their client ID and correspondence ID when they want to manage their land tax.
For security purposes you will not remain logged into a land tax account you have accessed after logging into a different account.
Account contacts you add are authorised to receive information about your account when contacting Revenue NSW. When required these contacts are used by Revenue NSW to resolve any queries on your account.
